Indoor Pool and Spa Update
The renovation of the pool and spa has been a significant project. While some details still need to be addressed, the result is beautiful. If you haven't had a chance to see it yet, we invite you to stop by during building hours. The HOA recognizes the importance of this valuable amenity and is actively working on the following issues:
- The pool is currently shedding plaster grit as part of the start-up process. To manage this, we will designate one hour weekly for pool vacuuming while ensuring the pool is not in use. The indoor pool will be closed every Thursday from 1:00 PM to 2:00 PM for a thorough sweep and vacuum. This time was chosen because it has been determined to be a low-use period. Lane reservations will be canceled during this hour each week, starting on November 21st, until further notice. The pool vendor (AMG) will continue to perform spot vacuuming with residents in the pool as needed, but this will not take place during scheduled classes.
- We have encountered some issues with the new pool heaters. The Facilities Committee had recommended a tandem setup for the heaters, which ensures that if one heater experiences a service issue, the other will still operate and keep the pool warm. Unfortunately, one of the heaters has already had a sensor failure. Our HVAC vendor came on Monday evening, November 18th, to diagnose the problem and will order the necessary part from the manufacturer. Thankfully, this repair will be covered under warranty.
- In the meantime, while the second heater is out of operation, the pool temperature will be slightly cooler than usual in the mornings. However, with sunny weather, the pool may warm up by one or two degrees during the day's peak. If we had replaced the old heater with just one unit and faced a similar issue, we would not have been able to maintain a tolerable water temperature.
- The chlorinator that worked before the pool was reopened failed right before last week's opening. The chlorinator was turned off, and the pool vendor has been coming two times a day to monitor the water chemistry and make adjustments as necessary. The PH and chlorine levels have been off the normal range of 7 to 8 and 3 to 5, respectively. Active steps have been taken every day since opening to adjust the chemistry by AMG. Lastly, AMG has ordered a part to repair the chlorinator unit and hopes to have this remedied soon.
- The association has not had much luck with spa heaters. The current heater is two and a half years old and needs to be repaired if not replaced. The argument to replace is based on a recent state inspection that cited our Spa heater is not being an ASME-certified model and would be required to replace it once it stops working. The previous heater, which only lasted three years, was the same make and model as our current one. Our HVAC vendor will not bid to repair the unit since the state has cited it. We have obtained one bid and are attempting to get at least one more.
- Many of you have provided input regarding lights, furniture, etc. The wall sconces are the same as before the pool was renovated. We did get a chance last weekend to clean them and replace bulbs where needed. Regarding the furniture, yes, there is less, and this was purposeful due to the low, boxy, cushioned furniture being rarely used. To better assist you, we will also introduce tables.
Associa, AMG, and the HVAC contractor are all diligently working to remedy the issues. We are open to your suggestions to make this renovated amenity the best for all who enjoy the pool and spa. Thanks for your patience while we work to resolve these items.
