Dear Carolina Arbor Residents –

Please be advised that, due to a leak detected in the Community Garden hydrant, the water supply is being shut off immediately. This shutdown is necessary to identify the source of the leak and perform any necessary repairs.

This water shutoff will also affect the dog parks, so please remember to bring your own water for your dogs until the issue is resolved.

We will provide updates as soon as additional information becomes available.

Dear Carolina Arbors Residents,

Please be advised that T-Mobile will be performing concrete restoration work tomorrow morning, Friday, November 7th, to repair driveways where excavation recently occurred. Residents whose driveways are affected will be required to park on the street overnight tonight, Thursday, November 6th.

A parking permit will not be required for this temporary street parking.

We appreciate your understanding and cooperation as this necessary work is completed.

Dear Carolina Arbors Residents,

We are pleased to share that the new folding walls have been successfully installed in the Pinehurst, Hatteras, and Cardinal rooms as of Friday, October 31, 2025.

However, two issues were identified due to Moderco’s errors:

* The bottom seals on the walls are approximately one inch too short, preventing full contact with the floor and compromising soundproofing.
* The closet doors intended to conceal the folding walls in the Pinehurst Room were manufactured too small, due to Moderco misreading the field dimensions.

Since these issues stem from vendor mistakes, all corrective work will be completed at no cost to the association. Replacement parts have been sent to production and are expected to arrive within the new few weeks, pending no delays. Once materials are on site, the work should take about one day to complete.

Thank you for your continued patience as we work to ensure this project is completed to standard.

Dear Carolina Arbors Residents,
Please be advised that the water supply to the community garden and dog parks has been temporarily shut off due to damage to the irrigation line caused by T-Mobile.

We are currently awaiting repairs from T-Mobile. Please note that T-Mobile will be held financially responsible for the cost of the repairs—not the HOA.

Carolina Arbor Residents-
We would like to address a few ongoing concerns that impact the cleanliness and enjoyment of our shared amenities.
First, it has come to our attention that dog waste has been found on the tennis courts. This not only creates an unsanitary and unpleasant environment but also poses a health and safety risk for all who use the facility. As a reminder, dogs are strictly prohibited from entering the tennis and pickleball courts under any circumstances.
Secondly, we’ve noticed that dog waste bins throughout the community are being misused, causing issues. This is largely due to disposing of backyard pet waste in these public bins. Please be reminded that dog waste collected from your lot should be placed in your personal household garbage bin, not in the community waste stations. The public bins are intended for use during walks, not for large or regular disposal.

Carolina Arbors Residents,

Freedom Wildlife Solutions has received confirmation from the Health Department that the fox recently found deceased on Bloomsbury Manor tested positive for rabies. At this time, we believe this is the same fox that had been displaying aggressive behavior. There is currently no indication of other rabid animals in the area.

The fox does not appear to have been consumed by a carnivore such as a coyote. However, residents are urged to remain vigilant and report any unusual animal behavior to both community management and Joe Folta, Wildlife Biologist with the North Carolina Wildlife Resources Commission, at 336-212-7550.

Anyone who was bitten or had direct contact with the fox should seek medical attention and begin the rabies vaccination series immediately, if they have not already done so.

Carolina Arbor Residents-
We are working closely with the North Carolina Wildlife Resources Commission and are actively engaging licensed wildlife control vendors to trap and safely remove a fox recently spotted in the community that has exhibited aggressive behavior.
You may see personnel from the Wildlife Resources Commission or contracted vendors walking throughout the neighborhood, including around the front and rear of properties. Please do not be alarmed—these individuals are authorized and working to address the situation.
If you see the fox, please report the sighting immediately to both Management and Joe Folta, Wildlife Biologist with the North Carolina Wildlife Resources Commission, at 336-212-7550. Timely reports will help officials locate and safely trap the animal.
We encourage all residents to remain alert and aware, particularly when walking through the community and near Piedmont Hall. The fox was seen behind the outdoor pool area.

Fox in the Community – Update #2 - 7/30/25
Carolina Arbor Residents-
Freedom Wildlife Solutions will be installing cameras today along the trail near Bridge 7 and setting traps in the area tomorrow in an effort to capture the fox. Please avoid this section of the trail if possible. If you must pass through, do not touch or go near the traps.
If you see the fox, please report the sighting immediately to both Management and Joe Folta, Wildlife Biologist with the North Carolina Wildlife Resources Commission, at 336-212-7550. Timely reports will help officials locate and safely trap the animal.
